  • $850K-$920K if it needs cosmetic updates
  • $900K-$950K if it’s updated and shows well
  • $950K-$1M+ if it has a special feature (view, pool, recent remodel)

Why the range matters: The first buyer might lowball you. The tenth buyer might love it enough to stretch. Your actual price lands somewhere in that range based on how you sell it, when you sell it, and who shows up.

What home value actually depends on:

  1. Recent comp sales (not estimates)
  2. Your home’s condition vs. those comps
  3. Market momentum (are homes selling faster or slower this month?)
  4. Your urgency (if you need to sell fast, expect the lower end)
